A Bobbuyshouses estate sanctuary is a full-scale underground residence — not a shelter, not a bunker in the utilitarian sense. It is a finished home, with bedrooms, kitchens, living spaces, studies, and guest quarters, engineered to support the daily life of a large household when the surface property is compromised, inaccessible, or simply undesirable.
Our clients are owners of significant estates, family compounds, and multi-generational properties across Canada. They require a facility that can accommodate family members, household staff, and guests for extended periods — weeks or months — without degradation of comfort, privacy, or dignity.
Each sanctuary is planned in relation to the estate above. Entry points, ventilation elements, and surface works can be integrated discreetly into existing structures or landscaping, subject to site conditions and project design.

Commercial-grade kitchen with cold storage, dry provisioning rooms, and freeze-dried reserves sized for the autonomy target. Optional hydroponic bay for fresh production.

Selected configurations can incorporate multi-stage air filtration, pressure-control options, redundant water systems, and independent backup power for extended occupancy.

Integration with estate security systems, dedicated safe room, perimeter detection, and multi-factor access control. Full event logging with remote telemetry.

Estate assessment & program
We begin with a detailed review of the estate, the household composition, and the client's requirements. We define occupant count, autonomy target, finish level, and integration points with existing estate infrastructure.
Geotechnical & architectural design
Site investigation, soil analysis, and full architectural design. The sanctuary layout is developed in dialogue with the estate above — entry points, ventilation, and service runs are coordinated with existing structures.
Systems engineering
Power, water, sanitation, communications, and security options can be coordinated as an integrated system, with redundancy specified where appropriate for the project.
Construction & commissioning
Construction, residential fit-out, landscape restoration, and commissioning are completed according to the agreed scope. Surface works and visible infrastructure can be integrated discreetly into the surrounding landscape where site conditions allow.

Yes. Most of our estate sanctuaries are designed to integrate with an existing principal residence. Entry points are concealed within the house (through a garage, basement, or concealed panel), and services are tied into estate infrastructure where practical.
Occupant capacity is determined individually according to available subsurface area, residential requirements, utility systems, and the intended occupancy profile.
The sanctuary can be designed as a structurally independent space with dedicated utility and access options. Continued operation depends on the selected systems, available resources, project configuration, and the circumstances affecting the property.
Many clients use their sanctuary as a secondary residence, guest quarters, or staff housing during normal operations. The residential finish quality is identical to the principal house, and the environment is indistinguishable from a high-end basement apartment.
Entry points are concealed behind cabinetry, panelling, landscaping, or purpose-built features (a garden shed, a false wall, a garage floor hatch). Only principal household members and designated security staff know the locations. We can design for any level of discretion.
